ESCAPE Tampa Bay - The Oaks Buying Process

Thank you for your interest in ESCAPE Tampa Bay-The Oaks a unique and vibrant tiny home community. The Oaks offers a distinct and affordable living experience unlike any other where you'll enjoy the simplicity and sustainability of tiny home living without sacrificing on style and comfort.  Whether you're a first-time home buyer, downsizing, or just looking for a change, the Oaks is the perfect place for you to call home. 
Here are the basics about buying:

  1. Sale Inquiries: All sales inquiries should be made by email at  Emails will be responded to in the order they are received.  No phone calls please.  The first step is to choose a unit you want.  See Available Units here.  Next, email us the exact name, address and phone number of the buyer.  Assuming it is a cash purchase, we will then send you a contract to sign plus needed documents.  Sign the contract and documents, return them via email and you have 24 hours to make payment.  If using financing for the purchase, you will need to apply here to be sure you qualify.  

  2. Touring the Property:  All tours will be on scheduled open house days only and not by appointment.  Future dates and times for open houses will be posted on the website and first released through the mailing list.

  3. No Waiting List or Advanced Deposits: The tiny home community at The Oaks operates on a first-come, first-serve basis, with no waiting list or advanced deposits for prospective buyers.  

  4. Cash Offers Considered First: The Oaks prioritizes cash offers over financing or other types of payment.  Financing information is here.

  5. Units Released Over Time: The community will release units gradually over time, ensuring a balanced and well-maintained community.  The units will be released through the mailing list and appear on the Available Units page on the website.

  6. Be Prepared to Move Quickly:  Units sell quickly as interest is very high.  Please move forward when units are released if you have a strong interest.

  7.  Use Agreement:  As in the original Village all lots are utilized pursuant to a use agreement entered into with ESCAPE Tampa LLC  and only ESCAPE units designated for the lots are allowed.  

  8.  Lot Assignment:  Specific ESCAPE units are assigned for each lot.  There is no lot selection ahead of the ESCAPE unit being placed on the lot.  

  9.  Lot Rental:  Monthly lot costs are $575- $725 and include parking, garbage, water, septic, landscaping, ground maintenance & private deck.  All infrastructure is new and high speed internet is available.

  10.  Rentals:  As in the Village, only long term rentals are allowed in the Oaks…minimum of 9 months. 

  11.  Emphasis on Quiet: The Oaks places a strong emphasis on quiet living, with strict rules in place to maintain a peaceful environment.

  12.  One Pet Limit: The Oaks allows residents to have only one pet per unit, ensuring the safety and comfort of all residents and pets.

  13.  Community Rules and Regulations: Prospective buyers must review and agree to abide by all community rules and regulations, including but not limited to rules on quiet hours, pet ownership, and maintenance of their units.  The property is strictly non-smoking.

  14.  By adhering to these guidelines, The Oaks will provide a peaceful, sustainable, and enjoyable living experience for all its residents. ​
